In March 2023, we were approached with a unique and challenging opportunity—one that combined urgency, complexity, and community impact. A 28-room boarding house had suffered significant fire damage, with parts of the structure charred and unsafe, and other sections still intact but compromised by smoke and water. The owners needed a construction team that could not only restore but reimagine the property, ensuring it would be safe, compliant, and welcoming for future residents.
The project went to tender, and from the outset, we knew this wasn’t just a typical renovation job—it was a chance to help restore stability and housing for nearly 30 people.
Our team immediately got to work assembling a detailed submission. We conducted site visits with engineers and consultants, reviewed council compliance requirements, and worked closely with insurance representatives and building certifiers. The goal: to provide a cost-effective, time-efficient, and structurally sound plan for bringing the property back to life.
We proposed a staged rebuild strategy:
- Demolition and Removal of severely damaged sections, with safe handling of hazardous materials.
- Structural Reinforcement of the remaining portions, ensuring they met modern safety standards.
- Full Internal Refurbishment, including new electrical, plumbing, and fire safety systems.
- Accessibility and Compliance Upgrades, to meet current Building Code standards and improve long-term liveability.
What set our bid apart was not just price or speed—it was our comprehensive approach to risk management, our clear communication plan, and our track record of working on high-stakes, time-sensitive projects. We emphasized our ability to coordinate with multiple stakeholders, including government bodies, consultants, and residents displaced by the fire.
Though the project had its share of challenges—like sourcing materials during tight market conditions and managing weather delays—we were confident in our methodology and the team we put forward.
